Land Survey Cost in the Philippines: What Affects the Price
The short answer
There is no single price for a land survey in the Philippines. That includes a relocation survey, lot survey or boundary survey in Quezon City. The cost depends on your lot, not on a standard rate. Ang presyo ay depende sa lote: laki, hugis, lokasyon, at kondisyon ng titulo. The reliable way to know is to get a written quote from a licensed geodetic engineer before any field work starts.
What decides the cost of a land survey
- Lot size: a larger lot has more ground to measure and usually takes more time.
- Shape and number of corners: a simple four-corner lot is quicker than an irregular lot with many corners.
- Access and terrain: dense neighborhoods, slopes, fences, buildings, or overgrown lots make field work slower.
- Condition of the markers (mohon): if the old markers are intact, the work is simpler. Missing or moved markers take more checking.
- Quality of the records: a clear technical description and an accessible survey plan on file help. Gaps or errors in the records take more work to resolve.
- Overlaps or disagreements with neighbors: if the lot does not match its neighbors on the ground, expect extra measurement and documentation.
- Location and schedule: distance from the surveyor and how soon you need the work done.
Relocation survey or verification survey?
The two are priced differently because the work is different. A relocation survey re-marks the corners on the ground. A verification survey checks whether your title and the lot on the ground agree. Read our guide on the difference before you ask for a quote, so you request the right one.
What to prepare before asking for a quote
- A photo or scan of your title (TCT or OCT). Send it by chat after your first message, not through the form.
- The lot location: barangay, street, subdivision, and a nearby landmark.
- The reason for the survey: building, fencing, buying, selling, or a boundary disagreement.
- Any older survey plan or tax declaration you may have.
How to compare quotes fairly
- Ask for the quote in writing.
- Ask which survey it covers: relocation, verification, subdivision, or another type.
- Ask what you receive at the end, for example the signed and sealed plan.
- Ask whether the quote includes setting new boundary markers.
- Ask what happens if the survey finds a problem, and whether that changes the price.
- Check that the surveyor is a licensed geodetic engineer. You can verify a PRC license number on PRC LERIS.
The cheapest quote is not always the best. A vague quote can grow later, and a survey with errors can cost you far more than the fee you saved.
